Building management in Brazil.
In Brazil, residential or commercial buildings usually will have an owner of an office space, apartment or house to represent all the people working/living in that particular building. The “sindico” (building manager) is elected for a term of one year or two years.
In the past, retired people or people with good will would volunteer for the position. But nowadays, the building management and condominium administration segment in Brazil is increasingly professional, requiring constant academic training due to the complex set of required knowledge: law, accounting, people management, conflict management, contract administration, execution and planning of constructions, and above all, political capacity. The building manager (sindico) is a mayor or governor on a smaller scale.
Today there are still the “organic” building managers, dwellers or owners in a particular building or the “professional” building managers, a growing trend.
ABRASSP is the Brazilian Association of Building Managers. It was founded on November 2014 with the objective of integrating professional and organic building managers and technically developing the sector, thus accompanying developments worldwide. It was born in Brasilia, the capital of Brazil. Imagined since the 18th century, Brasilia emerged as a demonstration of the capacity of Brazilians who built it in just three years. Inaugurated on April 21, 1960, by then-President Juscelino Kubitschek de Oliveira, Brasilia is currently the third largest city in Brazil, just behind São Paulo and Rio de Janeiro. The city had the highest rates of development and quality of life in the country in 2016, according to an international study by Mercer.
Due to the great importance of the city for world architecture, on December 7, 1987, the area of the Brasilia Pilot Plan was transformed into a UNESCO World Heritage Site, making it the largest historical patrimony area in the world.
It is a non-governmental, nonprofit organization created to defend interests, provide security and promote the development of building managers, as well as professionals involved in condominium activities, strengthening them and improving management as a whole.
We now have more than 10,000 members in every Brazilian city and we have expanded at a rate of 20% a year since 2014. ABRASSP develops courses, lectures and events aimed at qualifying dwellers, members of fiscal council,  condominium managers, janitors, janitors and condominium workers.
Enbrassp (Brazilian meeting of building managers) is a project that aims to run the country. In 2018, every month there will be a meeting in different cities and regions of Brazil. Lectures will share experiences of successful professionals, teach law aspects related to the field, engineering, communication, construction management, accounting, human resources, building maintenance etc.
